The Green Mark Incentive Scheme for Existing Buildings 2.0 (GMIS-EB 2.0) is a S$63-million cash incentive scheme launched on 30 June 2022 as part of the Singapore Green Building Masterplan (SGBMP). The scheme aims to raise the energy performance of existing buildings and accelerate the pace to green 80% of Singapore's buildings by 2030. It replaces the earlier GMIS-EB 1.0 scheme with updated criteria and broader building type coverage. GMIS-EB 2.0 is an outcome-based scheme where funding support is calculated based on the Green Mark certification rating achieved and the extent of carbon emissions reduction through Energy Improvement Works (EIWs). The scheme provides grant support to building owners to lower the upfront capital costs for energy efficiency retrofits and improve the returns on investment, particularly for buildings targeting Super Low Energy (SLE) or Zero Energy (ZE) standards. It covers commercial, institutional, light industrial, and residential buildings.

Eligibility Criteria

    Privately-owned existing buildings (government-owned buildings excluded)

    GFA of at least 5,000 sqm

  • 03

    Commercial and institutional developments (hotels, offices, retail, healthcare, community institutions)

    Light industrial buildings (specific SSIC codes 41-43, 46-47, 55-56, 59-62, 64-66, 68-75, 77-82, 84-88, 90-97, 99)

  • 05

    Residential buildings (only energy savings from common areas/services counted)

  • 06

    Must target at least Green Mark Platinum certification (under BCA Green Mark 2021 assessment)

    Buildings fully or partially funded by Government are not eligible
